The Kings Farm Close development in Longcot, Oxfordshire, faced the challenge of creating eco-friendly homes that significantly reduce carbon emissions while also addressing the need for affordable housing in a high-cost area. The project, developed by Oxford Advanced Living, aimed to implement the One Planet Living framework, which emphasizes sustainability across various dimensions, including social, economic, and environmental factors.

To tackle these niche issues, the development utilized innovative construction methods and materials. The 15 new homes were built using timber panels that incorporate a thick insulation layer made from hemp, which is grown locally in Yorkshire. This approach not only reduced the carbon emissions associated with construction by approximately 90% compared to traditional brick homes but also locked up carbon within the building materials. The homes are designed to have near-zero carbon footprints, with excellent thermal performance that minimizes future heating requirements and further reduces carbon emissions.

The project also included a commitment to enhancing local biodiversity, with a fifth of the site designated as shared green space, planted with native trees to support wildlife. Notably, 40% of the homes are designated as affordable, with four units available for below-market rent and two for shared ownership, addressing the pressing need for affordable housing in one of Britain's most expensive regions.

The implementation of a One Planet Living action plan, which covers water, energy, wildlife, waste, and local economic contributions, was a key component of the project. This plan was recognized by Bioregional, granting the development National Leadership status. The high levels of insulation and the use of natural materials, combined with a heat recovery ventilation system, not only improved indoor air quality but also further reduced energy consumption.

Overall, the Kings Farm Close project exemplifies a successful integration of sustainable building practices with community needs, setting a benchmark for future developments in the region.
